As a buyer, shouldn’t you? Put an experienced
Accredited Buyer Representative (ABR®) to
work for you, an ABR® who exclusively represents
the buyer, never the seller.
Finding Your Ideal Home
As your ABR®, I will carefully note your individual “needs” and
“wants” and search out and e-mail you properties that fit those
criteria. New listings matching your requirements will automatically
be e-mailed you as soon as they appear on the market.
Providing Market Analysis
Despite claims to the contrary, the Internet is not an experienced
real estate professional. The Internet can only supply information. I
will add knowledge, experience, judgment, counsel and advice. And to
ensure that the property selected is priced in line with the market, I
will prepare a comparative market analysis for that property.
Structuring Your Offer
The price a knowledgeable buyer is willing to pay is always a key
concern, and an intimate knowledge of the ever-changing local market
is a “must”. As your ABR®, I will advise you how to structure your
home purchase, your offer, your earnest money, your mortgage, your
negotiations, your closing in such a manner that they will accommodate
your individual needs and requirements.
Negotiating With Sellers
Know what’s important to you. Differentiate between which elements in
the contract are “musts” and “wants”. Decide where you have
negotiating room – what you’ll give up or accept in exchange for
concessions. And as your ABR®, throughout the negotiations I will
attempt to establish a non-adversarial atmosphere – but always protect
your best interests.
Attending To All Details
After the purchase offer has been signed by the buyer and seller but
before the deed can be recorded, many details must still be taken care
of. As your ABR®, I will coordinate all the numerous complex and
diverse components in the real estate transaction and make your home
buying experience a virtual “one-stop shopping”. And, of course, I
will stay in touch with you every step of the way.
What Will It Cost You?
The sales commissions come out of the Closing Statement proceeds and
are charged to the seller. Unless otherwise specifically agreed to in
writing, you will not incur any extra expenses using me as your
Accredited Buyer Representative.
Please keep in mind that the listing agent and his subagents represent
the seller and that it is their legal obligation to obtain the best
possible price and terms for the seller. Anything you say to them can
– and will – be used against you during the negotiations.
